Preparation for a new high-quality residential neighbourhood at Fiddlers Ferry begins to take shape

Peel Land has reached another important stage in the regeneration of the former Fiddlers Ferry Power Station by preparing a Residential Design Code to establish a clear framework for the design and delivery of a high-quality new residential neighbourhood.

As one of the most strategically significant sites in Warrington, Fiddlers Ferry is allocated in Warrington’s Local Plan for long-term, sustainable mixed-use development comprising around 101 hectares of employment land and around 860 new homes.

The Residential Design Code will ensure future phases of development will create an attractive, sustainable and well-connected place for residents and communities.

Significant progress has already been made on site, including the demolition of the power station and the preparation of the Fiddlers Ferry Development Framework and an Employment Area Design Code in collaboration with Warrington Borough Council. At the end of last year, planning was also approved for Phase 1 of the employment development, paving the way for the first stage of redevelopment.

A specialist design team at Turley has been instructed to prepare the Residential Design Code.
